Architectural Guidelines

A unique and defining characteristic of the Rhoden Hill community is an emphasis on great architecture.  Unlike some existing area communities that feature a confusing mix of architectural styles and artificial materials, Rhoden Hill will feature timeless, classic North Florida and South Georgia architecture with authentic materials and a design aesthetic that serves to build a cohesive community.  The Architectural Guidelines have been designed by the award winning Allison Ramsey Architects based in Beaufort, South Carolina.  Allison Ramsey will also serve as the reviewers for all plan submittals.  Please note that all lot purchasers will be required to design their homes in conformance with the Architectural Guidelines.

Architect Selection

Purchasers of lots within Rhoden Hill are free to use the Architect of their choice however purchasers are strongly advised to provide their Architect with the Architectural Guidelines. If you have not already selected an Architect, we recommend consideration of the following firms:

Another more economical option if you don’t want to have your home custom designed is to buy an existing plan generally consistent with the Architectural Guidelines from one of the above firms or from another firm and then make any minor modifications necessary. 

Builder Selection

Purchasers of lots within Rhoden Hill are free to use the builder of their choice so long as the builder is licensed and has experience building homes in Leon County.  We strongly encourage you to check references and make sure the builder is aware of all rules and requirements to insure the process goes as smoothly as possible.  Particularly important is the need to protect the existing road, sidewalk, street tree, street light, and other community infrastructure during the building process.

Covenants & Final Plat

The Rhoden Hill community will be governed by a Homeowner’s Association which will be set up to oversee the Covenants, Conditions, and Restrictions.

Square Footage

There will be a minimum heated square footage requirement of 2,500 SF for all homes in Rhoden Hill.
